What is a title study?
It is a legal review of the ownership history and current status of a property: who owns it, how it was acquired, and whether it has liens or limitations.
What is reviewed?
- The property registry certificate (certificado de tradición y libertad).
- Previous deeds and the chain of owners.
- Mortgages, seizures or other limitations.
- Condominium regime status, if applicable.
Why it matters
Finding a problem before the purchase lets you negotiate, fix it or walk away. Finding it afterwards can be costly.
