Buying property is a major decision, and it is even more important when you are doing it from another country. Before signing a purchase promise or a deed, verify the legal status of the property with a title study.

What is a title study?

It is a legal review of the ownership history and current status of a property: who owns it, how it was acquired, and whether it has liens or limitations.

What is reviewed?

  • The property registry certificate (certificado de tradición y libertad).
  • Previous deeds and the chain of owners.
  • Mortgages, seizures or other limitations.
  • Condominium regime status, if applicable.
